The absolute best time to sell your home is during a Seller’s Market. A Sellers Market occurs when demand exceeds supply. Here in the Bay Area we are in a seller’s market and have been for some time. Contributing factors are the low interest rates, low listing inventory, and the local economy, which is doing well. Multiple offers from competing buyers is one of the driving forces behind the price increases. 

Historically the best months to sell are April – July. With April, historically being the month where you see an increase in purchase price. 

How do I prepare to sell?

1. Have Inspections performed and make repairs before going on the market.

2. Declutter, clean and paint if necessary.  Remove personal photos and memento’s. It is important to allow the buyers to visualize how they will fill their space and live in the home. 

3. Staging helps to show a properties potential. It can make the home seem bigger with the right type of furniture and placement. You don’t necessarily need to hire a professional stager. It can be done by depersonalizing, decluttering, removing or rearranging your furniture. 

4. Curb appeal is an important aspect of attracting buyers. Keep the lawn trimmed, garden clean. Add colorful flowers to the garden. Consider painting or replacing the front door and mailbox if they are in need of repair. 

5. After all the decluttering, cleaning and repairing is complete schedule a professional photo shoot. Home buyers do their search online, so pictures and virtual tours are essential in today’s market. Buyers will take the next step in scheduling a tour of your home if they experience the wow factor online.
